Access Statement For Harptree Court

Introduction

We aim to cater for the needs of all visitors in our home based bed and breakfast business as best we can given the nature of our listed Georgian house. We have no ground floor accommodation. The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-Arrival

• There is a bus stop 100m from our village entrance, but the service is infrequent and has been unreliable at times.
• The main train station is 35 minutes away by car.
• There is a local taxi service. Accessible taxis are available locally on request.
• Menus and other written notices can be provided in large print on request.
• We have a basic website.

Arrival & Car Parking Facilities

• On Arrival to the property the drive entrance gates are open 24 hours when the B&B is operating.
• No marked parking bays but there is ample room for all cars close to the main entrance.
• The drive surface is tarmac the surface by the house is slightly cambered with a flat flagstone strip close to the house. The flagstones can be slippery when wet so you are advised to stay on the drive.
• We can assist guests with luggage
• The local pub is a few minutes walk from the house (300 metres) door-to-door. Note that the pub does not serve food on Sunday and Monday evenings.

Main Entrance & Reception

• The porch has one step 4cm high.
• The front door has one step 10cm high.
• The front door is not locked but it is large and heavy.
• There is a bell to the left of the front door.
• The door is 91cm wide.
• On entry into our home there is a hallway 7 by 5 metres
• There is seating provided in the hallway
• There is wood planking flooring throughout the ground floor covered with occasional rugs

Public Areas - General (Internal)

• The breakfast room is just off the main hall and the polished wooden floorboards form the flooring on all the public areas of the ground floor and passages. There are rugs covering these floors.
• The covering on stairs is short pile carpet.
• Dog water bowl is available on request
• The breakfast room is on the ground floor.
• There are 22 steps to the first floor where all the bedrooms are.
• The stairs are 18cm high, 24cm deep, 105cm wide

Public Areas - WC

• Bedrooms are en suite but no public WC is generally available. We can make a ground floor WC available on request.

Breakfast room

• Breakfast is served in the breakfast room on the ground floor. There are no steps between the entrance hall and the breakfast room.
• There is 105 cm clearance around the tables in the breakfast room.
• Tables have central pillar legs which provide minimal obstruction to diners.
• Menus can be provided in large print on request.
• We do not play background music in any area of the B&B.

Leisure Facilities

•A Tennis court exists 75Metres from the front door and can be reached via a curving inclined path 85cm wide. The tennis court is approximately 125cm above the level of the driveway.

Conference & Meeting Rooms, Entertainment

• Small conference facilities exist on the ground floor. The breakfast room, breakout room and main conference facilities are in adjacent rooms with doorways a minimum of 91cm wide. There is a gentle slope between the breakout room and main conference room.
• Conferences are limited to a maximum of 20 persons.

Guest Sitting Room

• The guest sitting room is on the same upstairs level as all the bedrooms. The steps are 17cm high, 24cm deep and 85cm wide. Door width 80cm.
• If more convenient there is also a large downstairs sitting room.
• Wireless Internet access in this room.

Bedrooms

• There are 4 bedrooms, all upstairs.

Rust bedroom (large room)

• Door widths (main and bathroom) are 78cm wide
• Divan Bed is a 188cm (6ft) double bed
• At least 105cm routes within the bedroom e.g. to the side of beds, between beds and dressing table, therefore allowing for left or right transfer to beds in any combination
• Furniture is moveable on request
• Beds are 48cm high but can be raised with blocks on request
• Television with remote control.
• An armchair, two upright chairs (no arms) and a chaise long are provided in the room

Rust en-suite bathroom

• No shower but there is hair washing spray attachment on taps
• Doorway is 85cm wide, 100cm square area between bath, basin and WC.
• Fitted short pile carpet on the floor

Lavender Bedroom (large room)

• Door width (main and bathroom) are 95cm wide • Divan Bed is a 188cm (6Ft) Double bed
• There is approximately 60cm between the bed and fireplace and 105cm between bed and wardrobe on the other side.
• There is 1.5 metres free space at the end of the bed to the dressing table and drawer unit.
• There is an ensuite shower room (see below for details)
• Bed is 48cm high but can be raised with blocks on request
• There is a TV with remote control
• Fitted short pile carpet on the floor

Lavender en-suite bathroom

• Door width 95cm wide opening outwards.
• Bath is 48 cm high.
• separate shower cubicle edge/step is 14cm high.
• Free floor space 175cm x 205cm
• Basin is rounded at the front and is on a vanity unit 86cm high
• Toilet is 46cm high
• Lino tiles on floor

Yellow Bedroom (large room)

• Doors are 95cm wide there are two doors
• Bed can be configured as twin 90cm (3ft) or as 180 (6ft) double
• There is approximately 80cm between the beds and 95 cm on each side
• There is a sofa at the foot of the bed which can be moved..
• Bed is 48cm high but can be raised with blocks on request
• There is a TV with remote control
• Fitted short pile carpet on the floor

Yellow en-suite bathroom

• No shower but there is hair washing spray attachment on bath taps
• Door width: 85cm.

Pink Bedroom (large room)

• Door width (main and bathroom) are 95cm wide
• Divan Bed is a 188cm (6Ft) Double bed
• There is approximately 60cm between the bed and wall and 105cm between bed and table on the other side.
• There is fabric ottoman at the foot of the bed, it can be moved.
• There is an en suite bath/shower room (see below for details)
• Bed is 48cm high but can be raised with blocks on request
• There is a TV with remote control
• Fitted short pile carpet on the floor

Pink en-suite bathroom

• Door width 95cm wide opening outwards.
• Bath is 48 cm high.
• separate shower cubicle edge/step is 14cm high.
• Free floor space 175cm x 205cm
• Basin is rounded at the front and is on a vanity unit 86cm high
• Toilet is 46cm high

Grounds and Gardens

• We have a large garden (lawns, walled garden, woodland, driveways) for residents which is available to sit in (bench available) or to let dogs out if required.

Additional Information

• Assistance dogs are welcomed.
• Mobile phone reception is generally poor
• We are able to use the front and back doors in the need of evacuation; the doorbell rings continuously if evacuation is needed. If you require more assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. hearing impairment.
• We are happy to take delivery of hired equipment (please let us know if ordered-telephone number below for hirers)
• We are a totally no smoking building (smoking is permitted in the garden.)
• We can put items in our fridge on request (not available 24 hours).
